Step 1 – Getting your Finance in place
Before we take you shopping for your new home and land package, we need to ensure that you are financially ready.
It’s the most important step and that’s why we need to ensure that you fully understand the following points:
* Do you have the $3,000 for the deposit and relevant costs (legals, etc)?
* What can you comfortably / realistically afford in repayments - the most important point!
* You need a budget – set it and stick to it!
* Understand how a building loan works and how it is funded – seek advice
* Are you entitled to any Government subsidy and/or incentives? – Investigate – Neither party can have previously purchased a home.
At First Home Assist, we only work with leaders in the lending industry. Their expertise and knowledge allows them to fully understand and interpret banking and finance policies which means you receive expert advice on the current products and lending policies best suited to your individual circumstances.
If you’ve already had your finance approved, congratulations! You’re a step closer to your goal - proceed to Step 2 – Choosing your Land.
Step 2 – Choosing your Land
There are many factors you need to consider when choosing your land. Some of these include:
* Price Point / Is the land priced within your budget?
* Is the block of land suitable for the type of home you wish to build?
As we have negotiated a bulk buy discount on the land, we have been able to pass these concessions onto you.
Step 3 – Selecting your New Home
There are many factors you need to consider in the Home Design process. Some of these include:
* Price Point
* Does the home you’ve chosen fit within your budget?
* Is the home design and layout suitable for your land?
* Does the design meet your lifestyle requirements?
* Are the bedrooms and living areas well located in the house?
* What fittings and fixtures would you like included in your new home?
Step 4 - Completing your First Home Assist Application
Complete our simple application form which will show your capability to purchase a new home and record your clean (ie no defaults) credit history and a clear rental ledger (ie you’ve consistently paid your rent for at least six months with NO arrears).
