To market your property for sale.
1. The form 6, permission to sell, Agency agreement is forwarded you, to be signed by all owners and returned to the office
2. If a tenant is living in the property, The tenant is informed that the property is on the market for sale and I have to give the tenants 24 hours’ notice to attend an inspection by a prospective buyer
3. Property listing details are completed
4. Photos taken
5. “For Sale” signage placed on property
6. Office database advised
7. Internet/window/newspaper and any other marketing/advertising commences
8. Notice for inspection provided where possible to you.
9. Details of all prospective buyers are recorded and All comments and feedback provided to you
When an offer is made to purchase the property
1. Contract is prepared and forwarded to you, offer has to be agreed and then signed by buyers and sellers, and returned to the office
2. deposit is taken from the buyer and held in the trust fund.
3. Copies of the contract are given to both parties' solicitors/conveyancers
4. I check and confirm that purchaser’s finance, building inspections, and any other conditions are satisfied, by due date.
5. All parties are kept informed
When sold
1. Sold sticker placed on sign board
2. All parties confirm the sale is finalised
3. Transfer of keys and settlement day is arranged
4. New owners take possession
5. Solicitors deal with all finance and money transfers
