What we do & Fees

Leasing Fee
2 weeks gross rental + GST
Actions: Sourcing, placing and contracturally securing a lease agreement for the property.

SOURCING TENANTS: Executive Property utilises a combination of networking, regular distribution of property profiles to our contact list, face to face discussions with relocation agents and executive expats within the market place, advertising on contemporary Internet real estate search engines and traditional marketing mediums to promote your property.

Management & Collection
8.64% + GST
Actions: Collect rental funds, disburse rental funds, organise maintenance, pay rates and services on behalf of the owner, provide monthly statements to the owner, field calls from the tenants, neighbours, strata managers if applicable, give advice to owners on their obligations under the; residential tenancies act, property law act, privacy act, trade practices act, anti discrimination act and more.

Postage & Petties
$10 per month + GST
Actions: Phone calls, postage, email, annual statement production and delivery, mail forwarding.

Advertising
$90 + GST
Actions: Profile development, photography, indicative floor plan if necessary, profile distribution to network list and placement on; www.eprop.org, www.realestate.com.au and www.domain.com.au.

Lease Extensions & Rent Reviews
$60 + GST
Actions: When an existing tenant requests an extension of a current lease or in the event the current tenant stays on as a periodic tenant and we review the rent this fee is charged for lease extension drafting and execution or rent review assessment and issue of notice to the tenant.ion of networking, regular

Full Lease Re-Drafting - Same Tenant
$180 + GST
Actions: In the event an existing tenant and owner via the agent negotiates a new lease with altered terms and conditions this fee is charged for full comtract drafting and execution.

Property Condition Reports
$60 + GST to a maximum of 4 hours determined by property size.
Actions: A photographic and digital report of the property condition at the commencement of a tenancy is completed and stored.

Regular Inspections
$60 + GST capped
Actions: Regular quarterly inspection of the property including 3 - 5 photographs and digital report emailed to owner.

Final Inspections
$60 + GST to a maximum of 4 hours determined by property size.
Actions: Complete digital final inspection report with photographs at the expiration of the tenancy and cross referenced with the original property condition report. Offer professional advice based on training and experience as to e appropriate way to disburse the bond monies. Facilitate an agreement on disbursement of bond monies between owner and tenant.
