Procurement

Casafabrica can assist in the procurement of your site. With over 20 years experience in property acquisitions, and a vast knowledge of the Sydney property market we have the contacts and the know how to find you your perfect property and help negotiate the best deal for you.

Building, Design and Planning process.

-Consult with Architects to fully understand your needs and desires and envelop ideas into plans.
-Engage another consultants that will be required in the planning process:
*Planners
*Hydraulic consultants
*Landscape consultants
*Engineers
-Depending of the topography of the land we may also engage, geotechnical consultants, Arborists, Heritage consultants, etc.
-Preparing submissions to Council
-Tracking and liaising with consultants and Council
-Obtaining consents and approvals

Construction

At Casafrabica we believe in an honest and transparent relationship with our clients, which ultimately lead to a smith and hassle free build.

Traditionally, a a "Lump Sum" contract is entered into with 1 builder who completes the entire project from start to finish for 1 lump sum.

At Casafrabica, we do things a little differently.

We offer a "Construction Management" arrangement. This is where individual fixed contracts are let directly to the trades prior to commencement of the project.

Advantages

-Reduction in costs for the property owner due the lack of builders margin on various trades and suppliers.
-Transparency of costs from each trade and supplier. The home owner gets to see exactly what each item costs.
-Freedom of choice over individual suppliers and trades. This can be done without the administrative requirements of being an owner builder.

The advantage is that the builders for the project can be selected from our immediate team, who have been worked with and trust the past 20 years or in consultation with the client who my also have recommendations that they would want us to work with.

Project management

During the construction phase Casafrabica will work together with our partner builder to help facilitate a smooth and methodical build.

Our Projet Management services include:

-Tendering and appointment of appropriate trades.
-Coordination and management of trades.
-Weekly sites inspections
-Budgets and Costs management. Review of invoices against progress and budget and approval payments.
-Identify opportunities to reduce cost and save time.
-Regular progress reporting to client throughout the project
-Management of variation request
-Organizing, attending and documenting site meeting
-Manage defect liability and rectification
-Monitor progress against project timelines, identifying potencial solutions to recover time if delays occur.
