Whether you're selling or purchasing Real Estate in Victoria, you need a Conveyancer who has your interests as their first priority. At Armstrong Conveyancing Services, we are dedicated to providing our clients with a professional, reliable and cost effective solution to their Conveyancing needs.

Some Conveyancers or Lawyers charge more depending on the type of transaction they are handling, the value of the property or to even provide a higher quality service than others. We don't believe that the service you receive should be compromised under any circumstance and every clients' matter is treated as equally important as each other and we aim to provide a high level service to each and every client. In this regard, our dedication compliments our passion to fight for your rights throughout the Conveyancing process.

For any sale or purchase of property, our professional fees are charged at $450.00 plus disbursements (out-of-pocket expenses) plus GST. Our disbursements only include charges incurred by us to obtain information relating to the property, including but not limited to, Titles Office and Final Searches, Company Searches, Rate and Town Planning Certificates - we do not charge for administration charges such as photocopying, faxing, emailing or telephone calls. In exceptional circumstances where documents need to be posted by either Express Post, Registered Post or Internation Post services or a Courier is required to facilitate a quick settlement, the charge will be passed on however all other postage is free.

We also offer a special package deal for you if you are selling your principal place of residence and purchasing a new principal place of residence for $800.00 (professional fees) plus disbursements (out-of-pocket expenses) plus GST.

In the event that your property does not sell once it has been listed on the market, our professional fees are only $100.00 plus disbursements (out-of-pocket expenses) plus GST for the preparation of the Contracts of Sale incorporating Section 32 Vendors Statement. This is the same charge should you decide not to proceed with the purchase of a property after receiving advice on a Contract of Sale.

If you're selling a property, in most cases we can provide your Real Estate Agent with bound Contracts of Sale incorporating Section 32 Vendors Statement within 24 to 48 hours after you first instruct us. However this may take longer depending on what information you can provide to us and what information we need to obtain from the different relevant authorities including your local Council or Shire, Water Authority and the State Revenue Office.

On rare occasions, settlement does not proceed smoothly through no direct fault of either party. There can be unforeseen issues which may arise at the last minute after all arrangements have been made, such as removalists booked, electricity, gas and water providers have been advised to do a final meter reading and disconnect the service to the property. In these instances, Licence Agreements can be made between the parties to allow new Purchasers to enter the property on the day of settlement without handing over the balance of settlement monies or receiving the Title documents required for registration. These are legally binding Agreements with strict conditions to protect the rights of the Vendor in the case of default on behalf of the Purchaser. Our professional fees to prepare Licence Agreements are $275.00 (inclusive of GST) and is invoiced to the party who requests such an Agreement to be put in place.

We can also assist you by providing the service of transferring the legal ownership of property. Many people transfer property from one spouse to another or to the Trustees of their Super Fund which is done for taxation purposes (you should seek professional advice from your Accountant or Financial Advisor on the taxation implications to do so). Our professional fees for these transactions are $300.00 plus disbursements (out-of-pocket expenses) plus GST for each property being transferred.

We also provide Subdivision services for Developers who wish to Consolidate and/or Subdivide parcels of Land for new property developments. Our professional fees can be negotiated depending on the size of the development and also whether the Plan of Subdivision is being released in stages. Our professional fees start from $500.00 plus disbursements (out-of-pocket expenses) plus GST for the Subdivision process to obtain new Certificates of Title on small developments, as well as our sale professional fees of $450.00 plus disbursements (out-of-pocket expenses) plus GST for each lot sold on the new Plan of Subdivision.
